Why We Work In Liverpool

RG is 25 minutes from Liverpool city centre via the M58 and M57 — closer than most of the larger out-of-area firms quoting your street. We treat Liverpool postcodes as core territory, not overflow.

Liverpool Property Types We Know

Liverpool's housing stock is unusually mixed: Georgian townhouses around L1 and L8, dense Victorian and Edwardian terraces through Wavertree, Kensington and Aigburth, inter-war semis right across L13–L18, post-war council stock now in private ownership, and modern detached out toward Woolton, Gateacre and Cressington. Each has a different loft, roof pitch and rear-elevation reality — we survey before we recommend.

Common Briefs In Liverpool

Most Liverpool briefs we price are dormer loft conversions on Victorian terraces (turning two bedrooms into three or four), single-storey rear extensions on inter-war semis, full kitchen knock-throughs in Childwall and Mossley Hill, and bespoke joinery — fitted wardrobes, alcove units, staircases — across the lot.

Driving Time To Liverpool

Huyton to most Liverpool postcodes is 25–35 minutes off-peak. That's a real working radius — quick site visits, fast snagging response, no excuses about traffic from a yard in another county.

On The Ground · L1–L36

Local Streets,
Local Knowledge.

Liverpool is where a lot of our work happens. The city's housing stock rewards a joiner's approach: Victorian terraces with awkward roof pitches that off-the-shelf builders won't quote on, semis with single-skin outriggers that need rebuilding before any extension can tie in cleanly, and period properties where every architrave, skirting and staircase needs to be hand-cut to match what was there in 1890.

We've worked across more or less every L-postcode — Aigburth, Allerton, Anfield, Childwall, Crosby, Croxteth, Everton, Fazakerley, Garston, Gateacre, Kensington, Kirkdale, Knotty Ash, Mossley Hill, Norris Green, Old Swan, Sefton Park, Speke, Toxteth, Walton, Wavertree, West Derby, Woolton. Different council, different building control caseworker, different surveyor expectations — we know the route through each.

Liverpool also has its own quirks on the regulatory side. Conservation areas across south Liverpool (Sefton Park, Princes Park, parts of Mossley Hill and Cressington) need particular care with dormer design and material choice. Article 4 directions in some streets remove permitted development rights altogether. We flag this at survey, not at week three when an enforcement letter arrives.

What's Specific To Liverpool

Local Problems,
Local Answers.

Property type, age and infrastructure all behave differently in Liverpool. Generic builders don't account for it. We do.

Victorian Roof Pitches Below 2.2m

Plenty of Liverpool terraces look like the loft is unconvertible because head height at the apex measures under 2.2m. A proper dormer addition — designed by someone who's measured a hundred of them — almost always unlocks a usable double bedroom plus en-suite. We measure first, quote second.

Single-Skin Rear Outriggers

Older terraces and semis across L7, L8, L15 and L17 frequently have single-skin outriggers that have to be rebuilt before a rear extension can tie in. Generic builders price the extension and 'discover' the outrigger at week three. We design the rebuild into the original quote.

Conservation Area & Article 4 Restrictions

Streets in Sefton Park, Princes Park and parts of Cressington either sit in conservation areas or have Article 4 directions removing permitted development rights. Dormer design, slate type and window proportions all become material. We handle the full planning route.

Liverpool City Building Control Caseload

Liverpool City Council's building control runs a different schedule and inspection style than West Lancashire or Sefton. Notifiable works need correctly drawn building regs packs — the architect and structural engineer we recommend produce the drawings and calcs, and a private building control firm handles submission and inspections.

Damp & Salt Penetration In Coastal Postcodes

L22, L23 and Waterloo-side postcodes get measurable salt-air weathering. Any extension or re-roof here needs salt-resistant pointing, stainless fixings and considered DPC detail — not stock spec.

Liverpool Questions

Answers.

Ask Yours

Do you cover all of Liverpool, including outer postcodes?

+

Yes — every Liverpool postcode from L1 through L36 sits inside our standard service area. We work the city centre, south Liverpool, north Liverpool and the outer estates equally. Phone or send the form and we'll book a survey, usually inside the week.

How quickly can you get to Liverpool from Huyton?

+

25–35 minutes off-peak via the M58 and M57, slightly longer at school-run times. We guarantee we come back to phone enquiries quickly across Liverpool and aim to be on site within 5 working days for surveys.

How long does a loft conversion in a Liverpool Victorian terrace take?

+

A typical dormer loft conversion on a Liverpool terrace runs 8–12 weeks on site from scaffold up to handover. Hip-to-gable conversions on inter-war semis and larger Mansard-style formats run 10–14 weeks. We give you a written programme with the quote.

Do you handle Liverpool City Council building control?

+

Building control on Liverpool jobs is coordinated through a private building control firm we work with. The recommended architect and structural engineer produce the drawings and calcs; the private BC firm handles inspections through to sign-off, with Ryan coordinating the trades around them on site. Statutory fees are itemised separately on the quote.

What's the cheapest way to add space to a Liverpool home?

+

Almost always a loft conversion. Cost-per-square-metre on a dormer conversion is meaningfully lower than a single-storey rear extension, and you don't lose any garden. We'll tell you straight at the survey which makes more sense for your property.

Can you work on conservation-area properties in Sefton Park or Princes Park?

+

Yes — and we do regularly. Conservation area work needs specific slate matching, careful dormer proportioning and often a full planning application rather than permitted development. We handle the planning submission as part of the project.

Do you do emergency roof repairs in Liverpool?

+

We prioritise emergency call-outs on existing client properties first, then take other Liverpool emergencies on next-available basis. Call 07512 290011 — if we can't get to you quickly, we'll tell you straight.

Are you fully insured for work in Liverpool?

+

Yes — full public liability cover, evidence available on request before contract signing. RG Loft Conversions & Extensions Ltd, Company No. 11786422, registered in England.

Do you offer fixed-price quotes for Liverpool jobs?

+

Every Liverpool quote we issue is a fixed written price with an itemised breakdown. The only variations are genuinely unforeseen ground conditions or client-requested changes — both signed off in writing before any extra cost lands.
