Service Overview
Roofing —
The Brief, In Plain English.
What It Is
Full roofing service — pitched-roof re-cover and re-roof in concrete tile, clay tile, natural slate or fibre-cement slate; flat-roof renewal in EPDM rubber, GRP fibreglass or torch-on felt; leak investigation and repair; chimney repointing, flashing and removal; soffit, fascia and guttering replacement (roofline); rooflight installation and rooflight upgrade.
Who It's For
Homeowners across Liverpool, Ormskirk, Southport and the wider Northwest with leaking roofs, lifted tiles, failing flashings, end-of-life flat roofs or tired roofline. Equally suitable for landlords needing compliance work ahead of EPC upgrades or pre-sale surveys.
When You Need It
Get the survey booked the moment you see a damp patch on a ceiling, a slipped tile from the ground, or moss accumulation on the flat-roof outlet. Roof problems escalate fast in Northwest weather — a tile-off in October is a ceiling-down in February.
Why It Matters
The roof is the single most weather-exposed element of any building. Skimped detailing, wrong-spec materials or bodged flashings cost you the entire ceiling, the loft insulation, and often the room below within one bad winter. Doing it once, doing it properly, is always cheaper than doing it twice.
What Happens If You Wait
The Cost Of
Doing Nothing.
Most roof problems we get called to look at fall into one of three categories: end-of-life coverings overdue replacement, junction-detail failures (chimneys, valleys, abutments) where the original installer cheated, and storm damage that's been left long enough to soak through the felt and into the structure. All three get worse, never better.
Risks Of Ignoring It
- →One slipped tile becomes a saturated rafter becomes a collapsed ceiling — typically inside one winter season.
- →Failed flat-roof outlets pond water until the deck rots — replacing the roof becomes replacing the deck.
- →Chimney flashings sealed with bitumen instead of stepped lead — driving rain ingress through the breast inside 2–3 years.
- →Blocked or undersized guttering overflows onto cavity tray — saturated insulation, damp internal walls.
- →Loft insulation laid over the eaves ventilation gap — interstitial condensation, black mould, rotted rafter feet.
Common Mistakes Customers Make
- ×Patching obviously end-of-life roofs year after year — eventually the patch cost exceeds the replacement.
- ×Hiring on day rate — no incentive to finish, no accountability when leaks reappear.
- ×Accepting a quote without a written guarantee period — workmanship cover should be 10 years minimum on a re-roof.
- ×Choosing the cheapest tile or slate without checking BS-EN compliance — non-compliant product fails frost testing inside 5 years.
- ×Letting roofers leave site without taking the scaffold down properly — broken tiles, damaged guttering, damaged render.

Why It's Worth It
What You
Actually Get.
Properly Flashed Junctions
All flashings in lead Code 4 minimum — never mastic, never aluminium. Chimneys stepped, valleys soaked, abutments lapped to BS 5534.
Breathable Membrane Standard
All re-roofs use breathable underlay (Tyvek, Klober Permo or equivalent) — eliminates the cold-roof condensation trap that kills traditional bitumen felt.
Eaves Ventilation Preserved
Loft insulation re-laid clear of the eaves vent gap as standard — no interstitial condensation, no rotted rafter feet.
5-Year Callback Promise
Roof work carries a 25-year workmanship guarantee. Material warranties (typically 15–30 years) on top, depending on product.
Scaffold Up, Down, Site Tidy
Tarpaulins overnight if part-stripped. Skip and scaffold managed by us. Site swept and stacked at the end of every working day.
Insurance Work Handled
Storm damage and accidental damage claims — we'll write the report, itemise the quote and deal direct with the insurer's loss adjuster if needed.
In Detail
Roofing.
Materials, methods and the situations each variation applies to — so you know what you're buying before you buy it.
Pitched Roof Re-Roofs — Tile & Slate
Full strip and re-roof in Marley, Redland or Sandtoft concrete tile; Dreadnought, Hinton Perry or Sandtoft clay tile; or natural Welsh, Spanish or Brazilian slate. New breathable membrane, treated tiling battens to BS 5534, mechanical fixing schedule per BS 5534 zonal wind map, dry-fix ridge and verge as standard. Lead Code 4 flashings to all abutments. Typical 3-bed semi re-roof: 5–8 working days.
Flat Roofs — EPDM, GRP & Torch-On
Flat-roof renewals in single-ply EPDM (Firestone RubberCover, 50-year manufacturer warranty), GRP fibreglass (cold-applied, seamless, 25-year guarantee) or 3-layer torch-on felt (proven, repairable, 15-year guarantee). Substrate inspected, replaced if rotten, falls corrected to outlets, upstands lapped and dressed, outlets renewed. EPDM is our default for domestic flat roofs — best price-to-life ratio on the market.
Roofline — Soffit, Fascia & Guttering
Full roofline replacement in low-maintenance uPVC — square, ogee, or moulded fascia and soffit boards; deepflow, half-round or ogee guttering and matching downpipes. We replace at rafter ends as standard (not over-clad), so rotten timber is removed and replaced rather than entombed. Black, white, anthracite or any RAL colour available. Typical 3-bed semi roofline: 3–4 working days.
Chimney Works & Flashings
Chimney repointing in NHL3.5 hydraulic lime mortar (correct for breathable Victorian and Edwardian brick — never OPC), lead flashing renewal in Code 4 stepped detail, pot replacement, ventilator caps, full chimney removal where redundant. We work off scaffold (not ladders) for any chimney work as standard — safer and gives proper access to detail it right.
Leak Investigation & Repair
Where the cause isn't obvious from the ground, we'll survey the roof externally (ladder or drone), inspect from inside the loft, and trace the water path back to source. Quote covers the diagnostic work plus the repair, itemised separately so you can decide on next steps. Most domestic roof leaks trace to one of: lifted tile, failed flashing, blocked valley, or chimney point failure.

Cost, timeline, guarantees, availability — the questions everyone asks, answered before you call.
Ask Yours
How much does a re-roof cost in Liverpool?
+
Tile or slate re-roof on a standard 3-bed semi typically runs £6,500–£10,500 including scaffold, skip and waste. Natural slate runs higher (£10,000–£15,000) due to material cost. Every job is priced in writing after a free survey — we don't quote blind.
How long does a re-roof take?
+
A standard 3-bed semi re-roof runs 5–8 working days; detached and larger properties 8–14 days. Flat-roof renewals typically 2–4 days. We programme around weather windows and tarp overnight if part-stripped.
Do I need building control for a re-roof?
+
Like-for-like re-roof using the same covering type and weight is not notifiable. Changing covering type, upgrading insulation, or altering the roof structure requires a building notice — we submit and manage this as part of the works.
What guarantee do you offer on roofing?
+
Roof work carries a 25-year workmanship guarantee. Material warranties run separately — typically 15–30 years on tile/slate, up to 50 years on EPDM membrane.
Can you repair just the leak rather than re-roofing?
+
Yes — and if a targeted repair is genuinely the right call, that's what we'll quote for. We'll only recommend a full re-roof where the underlying covering is genuinely end-of-life and patching is throwing good money after bad. Honest, in writing.
Do you do emergency / storm damage repairs?
+
Yes — fast response — usually within a day or two on emergency leaks where we have capacity. Storm-damaged roofs are temp-covered with tarp as soon as possible; permanent repair quoted within 5 working days. Insurance claims handled direct with the loss adjuster — call 07512 290011.
Will you remove and dispose of the old roof?
+
Yes — skip hire, loading and disposal at a licensed waste transfer station are included in every re-roof quote. Waste transfer notes provided on request. Recyclable tile and slate is segregated and reused where viable.
Do you cover my area?
+
Liverpool, Ormskirk, Southport, Formby, Skelmersdale and surrounding Northwest England on a sensible travel radius from our Huyton base.
